Metal roof replacement: converting from asphalt on the Gulf Coast
Most metal roofs in Harrison, Hancock, and Jackson counties start life as tired asphalt roofs. The conversion is the biggest-ticket residential roofing decision on the coast, typically $15,000 to $30,000 for a FORTIFIED metal system, and the one where an honest contractor earns their fee before a single panel goes on. The tear-off question, answered honestly
Answer first: on this coast, plan on a full tear-off, and be skeptical of any bid built around overlaying metal on existing shingles. An overlay can be cheaper and faster, and on an inland shed it might be fine. On a coastal home it hides rotted decking, prevents the deck re-nailing and seam sealing that the FORTIFIED standard requires, adds weight and a vapor trap, and can put the finished assembly outside its tested uplift rating. Every dollar the overlay saves comes out of the roof's engineering.
Tear-off also buys inspection: with the deck bare, a licensed roofer finds and replaces compromised sheathing, re-nails to the FORTIFIED schedule with ring-shank fasteners, and seals the seams. Those steps are exactly what IBHS credits with roughly doubling deck attachment strength and cutting post-cover-loss water intrusion by about 95 percent.

What the conversion costs
The framing number to hold: installed Gulf Coast standing seam runs roughly $9 to $14 per square foot, about twice a quality architectural-shingle re-roof, with coastal wind-rated assemblies pricing 10 to 20 percent above inland equivalents. On a typical 1,500 square foot roof, the metal system lands around $9,600 to $15,000, and a full FORTIFIED metal conversion on a larger home reaches $30,000. Against that sit the mechanisms that only exist on this coast: a Strengthen Mississippi Homes grant of up to $10,000 for eligible Wind Pool policyholders (lottery-based, status as of July 17, 2026), and the MS Code 83-75-3 wind-premium discount, roughly 17 to 20 percent at the FORTIFIED Roof level per the MWUA, repeating annually. The conversion, step by step
- Measure and design. Roof geometry, site design pressures, panel profile, gauge, and coating. Homes within 3,000 feet of saltwater add stainless fasteners per the FORTIFIED coastal rule; see the coastal roofing page.
- Permit. Every coastal city and county permits re-roofs; your city page lists the local office, and the contractor normally pulls the permit.
- Tear-off and deck work. One to two days on most homes: old cover off, damaged sheathing replaced, deck re-nailed and sealed.
- Dry-in and edge metal. The underlayment and the locked-down drip edge that the FORTIFIED standard cares about.
- Panels on. Standing seam panels are frequently roll-formed on site to exact lengths; installation runs a few days on an average roof.

Whether to convert at all
Metal is not automatically the right answer. If you plan to sell within a few years, a FORTIFIED shingle re-roof captures most of the insurance benefit at half the upfront cost, and the certificate transfers to the buyer either way.
