FORTIFIED Roof, Silver, and Gold: the ladder explained

Mississippi Gulf Coast homeowners meet the word FORTIFIED in three different sales conversations, a roofing quote, an insurance renewal, and a grant application, and the word means something slightly different at each tier. The structure is simple once seen whole: three designations, each a prerequisite for the next, each independently verified, each with its own insurance credit. Here is the ladder from the bottom rung up.

FORTIFIED Roof: what a re-roof can achieve

Answer first: FORTIFIED Roof is the tier a normal roof replacement can reach, and it is the tier the Strengthen Mississippi Homes grant funds and most Gulf Coast discounts anchor. Its scope is the roof system alone, four upgrades executed during the re-roof:

  • Sealed roof deck (IBHS: about 95 percent less water intrusion if the cover is lost).
  • Ring-shank deck re-nailing on a tighter schedule (IBHS: roughly doubles deck strength).
  • A wider, mechanically fastened drip edge.
  • A wind-rated roof cover installed to its tested assembly.

You will still meet the name Bronze in insurance paperwork. Bronze is the legacy name for this tier; IBHS renamed it FORTIFIED Roof, and the old label survives mainly as an insurance-discount tier heading (the MWUA's roughly 17 to 20 percent wind-premium credit). Same tier, two names, one designation.

FORTIFIED Silver: the openings and edges

Silver keeps everything in Roof and extends protection to how wind enters and levers a house apart: rated protection for openings (windows, doors, garage doors, gable-end vents), gable-end bracing, and anchorage for attached structures like porches and carports. Garage doors deserve the emphasis; a failed garage door pressurizes the house and loads the roof from below. Silver is the natural tier when you are already replacing windows or doors, or hardening a home you plan to hold for decades. The MWUA credit at Silver: 25 percent of the wind premium.

FORTIFIED Gold: the continuous load path

Gold requires everything below it plus a documented continuous load path: the framing connections that carry roof loads down the walls into the foundation, so the structure resists uplift as one system rather than as stacked parts. On existing homes, the wall and foundation connections involved usually make Gold practical during major renovation; on new construction it is a design decision, and much of the coast's post-Katrina rebuild stock was framed with related connection hardware already in place. The MWUA credit at Gold: 30 percent of the wind premium.

How the tiers verify and renew

Every tier runs through the same machinery: an independent IBHS-certified evaluator documents the work, IBHS reviews and issues the certificate, five years, unique FORTIFIED ID, attached to the property, transferable on sale, renewable by redesignation.
