What the evaluator documents

For a FORTIFIED Roof designation during a re-roof, expect documentation at three moments:

  1. Deck stage. With the cover off: sheathing condition, ring-shank re-nailing pattern and spacing, and the sealed deck seams. This stage cannot be reconstructed after the underlayment goes down, which is why the evaluator is engaged before tear-off, not after the job.
  2. Edge and dry-in stage. Underlayment, the wider mechanically fastened drip edge, and flashing details.
  3. Cover stage. The rated shingle or metal assembly, installed per its tested configuration, including the stainless-fastener requirement within 3,000 feet of saltwater.

The evaluator compiles photos and forms into a submission; IBHS reviews and issues the certificate, five years, unique FORTIFIED ID, transferable on sale, renewable by redesignation. Keep it with the house documents; your insurer and any future buyer will both ask for it.

How long does the FORTIFIED certificate last?

Five years from issuance. It attaches to the property with a unique FORTIFIED ID, transfers automatically to a buyer if you sell, and renews through a redesignation evaluation, which is simpler than the original certification when the roof is maintained.

Does the Strengthen Mississippi Homes grant pay for the evaluator?

No. The grant pays up to $10,000 toward the retrofit itself, directly to the program-authorized contractor on submission of the FORTIFIED certificate, but the evaluator fee is expressly not covered and is the homeowner’s cost. Can an existing roof be certified without a re-roof?
