Mississippi Gulf Coast metal and FORTIFIED roof cost: the 2026 net-price guide
The short answer for Harrison, Hancock, and Jackson County homeowners: standing seam metal runs about $9 to $14 per square foot installed on the Gulf Coast, a FORTIFIED upgrade adds roughly six to 20 percent to any re-roof, and a typical FORTIFIED metal roof replacement lands between $15,000 and $30,000 before incentives. The Strengthen Mississippi Homes grant, where awarded, takes up to $10,000 off the upfront cost, and a separate state-mandated insurance discount then reduces the wind premium every year after. The rest of this guide shows where each number comes from and how they combine.
2026 cost table for the Mississippi coast
Figures below are installed-price ranges for the coastal counties, compiled July 2026 from regional cost surveys, checked against South Mississippi contractor pricing guides, and rounded to honest ranges. Your roof's size, pitch, complexity, and deck condition move the number; a written itemized estimate from a licensed contractor is the only real price.
| System | Installed cost | Notes for the coast |
|---|---|---|
| Architectural shingle re-roof | Roughly $4.50 to $7 per sq ft | The baseline; impact-rated lines price at the upper end |
| Exposed-fastener metal panel | Roughly $6 to $10 per sq ft | Budget metal; gasketed screws are the maintenance tradeoff |
| Standing seam metal | Roughly $9 to $14 per sq ft (about $900 to $1,200 per square) | The coastal default; tested concealed-clip uplift path |
| FORTIFIED Roof upgrade, any cover | Adds roughly six to 20 percent (about $1,000 to $5,000) | Sealed deck, ring-shank re-nail, locked edge, rated cover |
| Coastal wind-rated premium | Roughly 10 to 20 percent over inland pricing | Higher design pressures, marine fasteners, debris-zone details |

Worked examples at 1,500 square feet
A 1,500 square foot roof, 15 squares, is a modest coastal single-family home. Three honest scenarios:
- FORTIFIED shingle re-roof. Baseline shingle at $6,800 to $10,500, plus the FORTIFIED upgrade near its low end on a simple roof: call it roughly $8,000 to $13,000 all-in.
- Standing seam metal, not FORTIFIED. $9,600 to $15,000 for the metal system alone at coastal rates. Skipping the FORTIFIED documentation on a coastal metal roof leaves the discount and grant on the table for a few percent saved; few licensed installers recommend it.
- FORTIFIED standing seam. The metal system plus the upgrade band: roughly $11,000 to $18,000 on a simple roof, climbing toward $30,000 on large or complex roofs. This is the configuration the coast's incentives were designed around.
What the SMH grant does to the upfront number
Strengthen Mississippi Homes pays up to $10,000 toward a FORTIFIED Roof retrofit, directly to the program-authorized contractor once the independent evaluator's certificate issues. Applied to the worked examples, an awarded grant covers most of a FORTIFIED shingle re-roof and takes a FORTIFIED standing seam project down to roughly $1,000 to $8,000 out-of-pocket on the simple-roof scenario. Two qualifiers belong next to every one of those sentences, and we date-stamp them because the program changes:
- The grant is a lottery, not a price. Awards are drawn in periodic rounds; a round may be closed when you apply, and applying never assures an award. Check current status at mid.ms.gov. Status as of July 17, 2026.
- Eligibility is real. Initial phase: owner-occupied single-family primary residences in the Wind Pool counties, with qualifying Wind Pool coverage, homes not previously FORTIFIED, and program-authorized contractors doing the work. The evaluator's fee is not covered. Full detail in the grant guide.
Budget the roof on its own economics; treat an awarded grant as acceleration, not as the plan.
The insurance discount is savings, not a price cut
Keep this on the other side of the ledger. MS Code 83-75-3 requires insurers to discount the wind portion of the premium for a certified FORTIFIED retrofit in the coastal counties. It reduces what you pay your insurer each year; it never reduces the roofing contract, so no honest quote subtracts it from the project price.
What the discount is worth in dollars depends on your wind premium, and coastal wind premiums are large enough that the FORTIFIED upgrade frequently pays itself back within several years of certification, before counting the grant at all. The certificate runs five years and renews by redesignation, so the discount recurs.
Why coastal installs cost more than inland quotes
If a relative inland got a metal roof for less, they probably did, legitimately. Three cost layers are specific to the coastal strip:
- Higher design pressures. Immediate-coast design wind speeds run roughly 150 to 160 mph ultimate under ASCE 7, pushing panel gauge, clip spacing, and edge detailing upward, and the whole strip sits in the wind-borne debris region under the post-Katrina statewide code.
- Marine hardware. Within 3,000 feet of saltwater, FORTIFIED requires stainless fasteners and clips on metal roofs, and marine-grade finishes earn their cost anywhere near the Sound. The coastal roofing page itemizes the spec.
- Verification. The independent evaluator's fee (yours to budget; the grant does not cover it) and the documentation labor of a FORTIFIED install are real line items, and they are also precisely what makes the grant and discount collectible.

Getting a real number
Ranges end where a tape measure begins. A licensed local contractor prices your actual roof: its squares, pitch, penetrations, deck condition, distance from saltwater, and the FORTIFIED scope itemized separately so the evaluator can verify it. We connect you with an independent, MSBOC-licensed roofing professional working in your county, free, through the FORTIFIED replacement page or the contact form. For the standard itself, the grant, and the verification path, the Gulf Coast FORTIFIED roofing guide assembles everything, and the shingle-vs-metal decision gets its own honest treatment in standing seam vs shingle.
