Coastal metal roofing: the marine spec for waterfront Mississippi homes
A roof on Beach Boulevard in Gulfport or a back-bay street in Biloxi lives in a different chemical environment than the same roof ten miles inland. Salt spray, elevated humidity, and the highest design wind pressures in Mississippi meet at the waterfront, and the metal roofing spec has to answer all three. The 3,000-foot rule
Answer first: if your home stands within 3,000 feet of saltwater, the FORTIFIED standard requires stainless-steel fasteners and clips on a metal roof. Not coated, not galvanized, stainless. The reason is failure order: in salt air, ordinary fasteners corrode years before panels, and a roof's tested uplift rating means nothing once its attachment points rust. On this coast the 3,000-foot band is not a beachfront curiosity; measured from the Sound, the bays, and the tidal bayous, it takes in a large share of Gulfport, Biloxi, Bay St. Louis, and Pascagoula.

Salt-air corrosion, and the spec that answers it
Marine-grade roofing is a package, not a panel. The elements a waterfront estimate should name:
- Stainless fasteners and clips inside the 3,000-foot band, per the rule above.
- Panel metal chosen for the exposure. Aluminum for direct spray zones because it cannot rust; premium-coated steel (PVDF finishes over a strong metallic coating) where strength and budget favor it, a street or more back from open water.
- Sealed and hemmed cut edges. Field cuts expose raw steel; hemming and edge treatment keep the coastline out of the coating warranty exclusions.
- Isolation from dissimilar metals. Copper, treated lumber, and aluminum in contact create galvanic corrosion; competent detailing keeps them apart.
- A coating warranty that is valid at your distance from saltwater. Many finish warranties carve out the first 1,000 or 1,500 feet from the coast. Ask, in writing.
Waterfront wind pressures
The immediate coast carries design wind speeds of roughly 150 to 160 mph (ASCE 7-16 ultimate, Risk Category II, Exposure C), the highest exposure category most residential sites see, and the whole strip sits in the wind-borne debris region under the statewide code the coastal counties have enforced since the post-Katrina mandate. Structural standing-seam assemblies are matched to those site pressures under ASTM E1592 or FM 4474 testing rather than a single advertised mph.
